Booking a Visit
We measure before we quote anything. A garage door opening that looks standard from the driveway can be off by an inch or two once you account for the header height and track clearance, and that inch decides which door models will actually fit without custom framing work.
We cover the service area running from Lake Nona Central and Lake Nona South out through Meadow Woods, Belle Isle, Conway, Pine Castle, Southchase, Edgewood, Sky Lake, and the rest of the named areas out to St. Cloud and Winter Park. If your house sits in one of the newer pockets near Storey Park or Vista Park, or in an older section closer to Pine Castle or Oak Ridge, the visit is the same: we walk the opening, check the track and header, and tell you straight whether your existing hardware is worth keeping or whether it needs to come out with the old door.
Bring us the make and age of your current opener if you know it. A lot of installation jobs turn into opener compatibility problems halfway through, and knowing that going in saves a second trip.
How It Shows Up
The first sign is usually a door that doesn't sit flush at the bottom on one side. On a house from the 1980s-90s stock that makes up most of this area, that gap is almost always the track pulling away from framing that was never leveled for a door this size to begin with.
Next comes the opener straining. If the door was installed without checking the spring weight against the actual panel material, the opener motor ends up doing work the spring should be doing. You'll hear it before you see it, a grinding hesitation partway up the travel.
We also see doors installed with the wrong weatherstripping for Orlando's mild but wet climate. Standard vinyl seals that work fine in a dry climate turn brittle and crack here within a couple of seasons, letting water track along the bottom panel and warp it from the inside. On houses built closer to 1987, the median year for this area's housing stock, that warping shows up as a slight bow across the bottom third of the door that gets worse every rainy season until the panel needs replacing outright.
